If you want to rent or do business with someone who is as unfriendly as the old man that manages, go right ahead. He had the nerve to yell at me about walking my dog through the area that is publicly accessible and for anyone to use when going to that strip mall that is adjacent to his business. There's another public storage on SE 244th that is MUCH better.

Warning: Stay Away from Kent East Hill Self-Storage - Legal Issues & Unprofessional Conduct! I am writing this review to strongly caution anyone considering storing their belongings at Kent East Hill Self-Storage. My recent experience with them has been nothing short of a nightmare, filled with legal ambiguities, incredibly unprofessional behavior, and a complete disregard for tenant rights. Major Issues Experienced: * Improper Lease Termination Notices & Legal Violations: We received a "Notice of Lease Termination" that appears to be legally deficient. The facility claimed to have sent a certified letter dated April 18, 2025, but it was never received or signed for. They referenced using "certifiedmail.com" instead of the official USPS Certified Mail system, which, according to our understanding of Washington State law (RCW 59.12 and RCW 59.18), is legally insufficient for lease termination notices as it doesn't require a signature for receipt. * Incorrect Notice Period: The notice dated April 25, 2025, gave a vacate date of May 10, 2025. However, a 21-day notice period from April 25th should legally extend to May 16, 2025. This critical miscalculation further invalidates their notice. * Alleged Retaliatory Eviction: This termination feels retaliatory, potentially violating RCW 59.18.240, which prohibits landlords from evicting tenants for exercising their legal rights. The timing and circumstances suggest this could be a direct response to disputes or issues raised. * Threats of Immediate Impoundment/Liquidation: Despite the ongoing dispute over the validity of the termination notice, the owner (Larry) made direct threats to immediately impound our truck and liquidate the unit's contents if not removed by specific times on Sunday, May 26th. This is a concerning threat given the strict procedures for lien enforcement and property sales under Washington's self-storage lien laws (RCW 19.150) that typically require proper, undisputed notice and processes. * Unprofessional and Erratic Staff Behavior: A gentleman on site (allegedly a manager) was described as "very erratic" and "vulgar" with Mrs. Fox, telling her to "get the heck out" about 15 minutes before closing. This kind of aggressive and disrespectful conduct is unacceptable. * Lack of Flexibility and Understanding: Despite being informed about delays with a tow truck due to the nature of roadside service and a tenant dealing with severe personal tragedies (domestic violence and a recently murdered son), the owner was incredibly rigid and seemingly unsympathetic. * Conflicting Information about Gate Access: We were told by the owner that we had until the "end of the day" for access, which we understood to be 8 PM. However, the office manager, Sandra, stated that the gate "blocks down straight up 8" and if anyone is there at 8 PM, they would be locked in and have to wait until Sunday morning to get vehicles out. This conflicting information contributed directly to a vehicle being locked inside the facility after hours. This facility seems unwilling to adhere to proper legal procedures, exhibits poor communication, and allows for extremely unprofessional conduct from its staff. We have been forced to involve legal counsel due to their actions. Save yourself the stress and potential legal headaches – find another storage facility.
