BLUF: Your rent will go up by 10% - 12% automatically exactly 6 months after you rent it, and again 12-18 months after that (and so on). I’ve had two units with them now, so I’ve figured out the game. Consider the rate you first get to be just a 6 month promo rate. Dean, the manager, is a nice guy, and fairly helpful, but all he really does is clean and watch over the property. The actual management is done by cooperate in a different state, and a computer algorithm will automatically raise your rates at certain intervals regardless of how many empty units they have, time of year, etc.
