November 11th 2025 update: A Word of Warning for Anyone Considering Storing with SROA My mother has been a tenant with SROA for several years, following the passing of my father. On October 11, 2025, we discovered mold and mildew damage, as well as rodent feces and damage on multiple pieces of furniture in her climate-controlled unit (which costs $109/month). That same day, we visited the office, filled out the required paperwork, and submitted all necessary documentation and photos for an insurance claim. After that, SROA went completely silent — no returned calls, no responses to emails. Nearly a month later, a regional manager finally reached out, asking us to resend all of the same information we had already provided at the start. Now, exactly one month to the day after filing the claim, we were denied. The reason? Their mandatory “insurance” policy does not cover “loss or damage to tenant’s stored goods caused by mold, mildew, or wet or dry rot.” So, not only are tenants required to pay for this so-called insurance, but it fails to cover one of the most common types of damage you would expect to be protected from — especially in a climate-controlled unit. Now my mother, who is on Social Security, has to pay out of pocket for damages that were clearly caused by the storage conditions. Disappointing is an understatement. On October 11, 2025, while visiting our unit, we discovered multiple signs of rodent feces as well as moisture damage on multiple pieces of furniture. We went to the office on Universe and obtained the necessary insurance claim paperwork, as we do pay a monthly insurance fee on top of the monthly rental fee. We submitted all required documents on the 12th, including photos, receipts, and the warranty form provided. We have yet to receive any information regarding the claim, and after calling today, we were told the claim has not even started. i have sent numerous follow-up emails only for them all to be ignored. I would also like to note this is a climate-controlled unit, and we pay $109 per month. I am very upset with the lack of communication and effort being put into this matter.
